The Apartment Association of Northeast Wisconsin is proud to be hosting the Fall 2025 Landlord Boot Camp 

Please Note:  Registrations Must Be Completed and Paid in Full No Later Than Wednesday, October 29th, 2025. 

   Tristan Pettit, a real estate attorney who authors many of the Wisconsin Legal Blank forms concerning rental properties, has traveled across the state to put these Boot Camp events on, and they always receive excellent feedback from those who attend. 

✏️ Now more than ever, given all the advocacy activities that appear to center exclusively on protecting the rights of tenants rather than a collaborative/common-sense approach to ensuring the rights of both tenants and landlords, we all need to make sure we understand our rights as rental property owners, property managers, and investors.

Dreams of emoji yet to come – Six Colors  The 2024 Court of Appeals decision in Koble v. Marquardt, along with its interpretation of Wisconsin Landlord-Tenant Law, the Administrative Code, and the expanded application of the Wisconsin Consumer Act to the rental housing market, has significantly disrupted the rental property industry.  Unfortunately, these changes are placing additional downward pressure on the availability of affordable housing across the state.  This impact extends both to new development projects and to existing properties that are being repositioned into different segments/niches of the housing market.

What makes the situation especially challenging is that, in 2025, the courts have not been applying this new Koble case law consistently.  This inconsistency has created uncertainty and instability within the industry.  It is essential that we understand what is at stake, as the rental housing landscape we once understood is slowly eroding into something few of us will recognize.

Given all of the above, this is a Boot Camp event you cannot afford to miss! 

✍️  Attorney Pettit will help fill in the blanks you may have with respect to staying in compliance with Wis Statute 704 - Landlord-Tenant Law, ATCP134, and now the Wis Consumer Act.  He will also be sharing a host of other best practices that all can benefit from understanding.
